O is the monthly dividend REIT. I own a small position but could use some insight from REIT experts.
If O already has lower interest rate loans on their properties are they protected from rising rates? Would it be easier to maintain their dividend if the dollars they are using to pay shareholders go down in value? What will the effect of rising interest rates/inflation be on rents?
