Thoughts on selling puts on SPY?

Hi all, I currently have around 250k cash and have it in a HYSA at 4% apr. I am planning to use this money as a downpayment to a home in 2024-2025. I am contemplating of selling SPY 350 puts expiring 3/31 for around $7.40 in credit. This would give me a 2% return in a quarter of around $5k on my 250k collateral, so $1670 per month. Should I run that strategy or continue holding in 4% HYSA with around a $800 growth per month? Your thoughts and strategy are highly appreciated!
