Hello, I have a 400k rental property that is renting out for $1700 per month.
The loan on the property is paid off, I pay a property manager $150/month to take care of it so I literally never have to interact with the tenant. I don’t even know their phone number.
I am thinking this is great, although I have to fund an occasional leaky toilet or HVAC repair, I continue to collect rent payments, and then I invest profits into my 3 fund portfolio.
I am thinking would it be better to just sell the property and then invest $400k into my Boglehead 3-fund portfolio?
I love the lazy investing low cost index fund lifestyle that I have created over my working career and am thinking if I sell the property I can have a more streamline investment portfolio that grows faster. Instead of thinking about the property, I just have a brokerage account that is reinvesting dividends
Some additional information, I am in my 30s, single, I make $130k/year, I work remote and live in a Medium Cost of Living Area.
