How do you actually trade REITs or any dividend stocks? Like what’s your strategy?

I have been buying some REITs in the past 8 months, and I made profit like 14+% for price change (did not sell) and now it’s 2-3% gain for price change.

I think I should have secured some profit and re-enter at a lower price.

How about you what’s your strategy in trading REITs?
