Explain to me how is this possible with REITs


The ETFs for EU REITs are 40% down. European real estate prices have not gone down. No wave of bankruptcies or tenants not paying. NAVs are the same but valuation is super down. USA REITs are not. EU is prime to receive a ton of immigration from other places due to climate change. EUR is very stable long term. Interest rates are up but started to go down again.

Is this the buy of the century?
