How does rent *and* housing prices go down at the same time?


Rent prices have dipped nationally for two straight months, according to Apartment List's data. This was brought up by a journalist today during the Powell Q&A as well.

So my question is, how does rent and housing price both go down at same time. Housing is going down because higher rates is too expensive for some buyers. So if less people are buying homes, wouldn't rent go up?

Or do people just choose to get more roommates or young folks stay with parents a bit longer. I'm very confused thanks!
